Led on the Environmental Impact Assessment (EIA) strategy to maximise design flexibility and meet planning objectives by preparing an EIA Screening Request for circa. 22,000 sq.m commercial (B1) use and a multi-storey car park. The project successfully avoided EIA and an Environmental Statement (ES) was therefore not required as part of the application.
The initial EIA Screening phase presents a valuable opportunity to ‘get it right’ from the start and avoid time and costs associated with scoping and preparation of an ES. Particular attention and upfront information was provided to evidence how traffic and air quality impacts would be minimised and potential cumulative impacts with nearby development would be managed.
